FAQ

Questions, answered

What clients and architects most often ask before we start. If yours isn’t here, ask us directly.

Planning and pricing

When should we bring a builder in?

Ideally during design, before the drawings are finished. We can give guidance on cost options early, or work with you under an Early Contractor Involvement (ECI) proposal for a more detailed cost analysis as your plans evolve. Costing the design as it develops means the drawings and the budget arrive at the same place. For an accurate price, we need a complete set of drawings.

What is an Early Contractor Involvement (ECI) proposal?

You engage HP Constructions for a fee while your design is still a concept or in development. We then work alongside your architect and engineers to give real-world advice on buildability, pricing and program.

Do you work with architects, or can we come to you directly?

Most of our homes are designed by Sydney's leading architectural practices, and many clients come to us through their architect. If your plans are prepared, you're welcome to talk to us directly. If you haven't engaged an architect yet, we recommend you do: we don't offer design services, only construction.

How do you price a project?

Every project starts with a Bill of Quantities: a line-by-line measure of the drawings. It substantiates the contract value, defines the scope of works and lets us track actual cost against budget from day one.

What kind of contract do you use?

Mostly cost-plus: you pay the actual cost of labour and materials plus an agreed margin, commonly called the builder's margin, so you only pay for work that's done and every cost is open to you. For new builds with clear and thorough documentation, we also work under fixed-price contracts.

During the build

Who will we deal with during the build?

Every project is personally overseen by our Directors, Evan Peters and Beau Jacobs. On site, a dedicated full-time HP foreman leads the build, backed by our project management team.

How long does a build take?

Major renovations and new homes typically take from 12 months to two years. Every project is different, so as part of our cost planning we prepare a building program for yours.

What size of project do you take on?

New homes and major renovations, mostly architecturally designed, with construction values from $3 million up to $20 million.

Which areas do you build in?

Sydney-wide, with most of our work across the Eastern Suburbs, North Shore and Northern Beaches. Our studio is in Balgowlah.

Homes and assurance

Do you work on heritage homes?

Yes. Federation, Victorian and mid-century homes, including properties in heritage conservation areas. Darling Point, a Federation home from c1905, and Willoughby, a 1920s California Bungalow in a Heritage Conservation Zone, are two examples.

Are you licensed and insured?

HP Constructions holds NSW Builder Licence 282978C and is a member of Master Builders NSW. We hold contract works and public liability insurance and current workers compensation insurance for all employees, and are eligible to provide home warranty insurance in NSW.

What happens after handover?

We manage defects through handover and offer ongoing maintenance for the homes we build.

Can we send you our drawings?

Yes. Attach plans or a brief to your enquiry, and we'll review them and reply within 48 hours.
